New Development to break ground in North Modesto
The first phase of a new development will break ground soon in Kiernan Business Park East. The development, located on Dale road between Bangs and Kiernan Avenues, will include a hotel, independent senior living community and a memory care facility. The developer will extend Healthcare Way to the east of Dale Road accommodate the new parcels. A memory care facility will be the first building to be constructed along this new portion of roadway.
The proposed single story memory care facility will be part of Koelsch Senior Communities and provide an alternative care facility for those with beginning stages of Alzheimer’s, dementia, memory care, or in need of more on-on-one care, according to the company website. Koelsch will also be building “The Park at Modesto”, a multi-story independent living facility on an adjacent parcel. Renderings of the proposed buildings show mission style architectural elements including red tile roofs, white stucco walls, stone accents, and wrought iron detailing. The third project currently proposed in this development is a new 96-unit hotel which will sit on the north side of Healthcare Way.
Projects like these take enormous effort to become a reality. Close coordination and cooperation between developers, realtors, engineers, architects, and local governing agencies is crucial to bring a successful project together. In talking with PMZ realtor Brian Velthoen, that was certainly the case for this development. Velthoen citied that this project has been a great team effort between the developers, design team, and the City of Modesto planning and engineering staff. Projects like this also have the potential to be catalysts for future development and growth. Hopefully construction of these buildings will spur on future development in the adjacent business park and mixed-use zoned parcels.
I’ve said this before, but as architects we are always excited to see new projects break ground. For me it is twofold, I am fascinated with the construction process and watching buildings rise up from the ground, but also excited to see new and improved services and facilities for our community. I’m told by PMZ that when complete, the three proposed projects in Kiernan Park East combined could provide approximately 145-165 new jobs in Modesto.
